Most Sunnyvale homeowners figure out something’s wrong when the gate stops responding to the keypad but still works with the remote, or when visitors punch in a code and get nothing but a dim LED. Sometimes it’s the opposite: the keypad beeps and flashes, but the board never receives the signal. The part that actually failed isn’t always the one that looks broken.

Which Mighty Mule Models This Applies To

Mighty Mule access control breaks down into three series that use incompatible hardware. The FM500 series (FM502, FM503, FM504) uses a two-wire low-voltage keypad running on 16 VAC from an external transformer. The MM560 and MM562 arm-style openers integrate the receiver board directly into the motor housing, so a keypad failure can mean replacing the whole control assembly or just the external entry device, depending on where the signal drops. The MM-SL2000 slide-gate series uses a separate control box, usually mounted on the post opposite the motor, with a terminal strip that accepts either a wired keypad or a wireless receiver module.

To identify what you have, check the label inside the keypad hinge or on the transformer brick. The FM-series transformers are rectangular black blocks marked “16VAC 30VA”; the MM560 transformer is round and marked “18VAC 40VA.” Mixing these will either underpower the keypad or burn the receiver board in about six weeks. We carry both OEM Mighty Mule transformers and a commercial-grade 16/18 VAC dual-tap equivalent rated for 105°C ambient, which matters in Sunnyvale where transformer bricks mounted on south-facing posts routinely cook by late August.

For keypads, the FM137 wireless keypad works across all three series if you have the matching receiver. The wired FM135 only pairs with FM500 boards. We stock both, plus the newer FM144 Bluetooth-enabled keypad that Mighty Mule introduced in 2021. Most Sunnyvale HOAs that standardize on Mighty Mule are still on FM137s.

  • Keypad lights up but gate doesn’t move. The keypad is receiving power, so the transformer and keypad are likely fine. The break is usually in the signal path: corroded wire nuts in the low-voltage run, a failed receiver board, or a keypad programmed to the wrong channel after a power outage reset it to factory defaults.
  • Intermittent response, worse after rain. This is almost always water intrusion in the low-voltage splice. Mighty Mule’s factory wire nuts are not gel-filled, and the standard burial depth in Sunnyvale’s clay-heavy soil is often only two inches. We replace with direct-burial gel splices and set them six inches down.
  • Transformer buzzes or runs hot to touch. The transformer is overloaded or failing. In the Lakewood Village area, we’ve replaced three in one July where the original 30VA units were running two keypads and a loop detector off a single tap. The math doesn’t work: 30VA at 16VAC is 1.875 amps, and two keypads plus a detector pull 2.1.
  • Remote works from 200 feet but keypad needs to be touched to the post. The keypad’s internal antenna has corroded or the receiver board’s antenna terminal has loosened. On FM-series systems, the receiver is a separate board with a whip antenna; on MM560, it’s integrated and the fix is usually a full control replacement.
  • Gate opens on its own, usually between 2 and 4 a.m. This is not a ghost. The FM137 wireless keypad has a known issue where the “learn” button can be triggered by voltage fluctuation during PG&E overnight switching, causing it to pair with a passing remote. We install a noise filter on the transformer and reprogram with a rolling-code reset.

There’s a safe middle ground. You can check the transformer output with a multimeter (should read 16-19 VAC under load), verify the keypad lights when you press a button, and confirm the gate still responds to the manual release. If all three check out and the gate still won’t open on code, the problem is in the signal chain and probably requires a receiver board or reprogramming tool most homeowners don’t have.

What we don’t recommend: opening the control box while the transformer is plugged in, splicing low-voltage wire without gel-filled connectors, or programming a new keypad from the manual without first clearing the old codes. We’ve been called to Sunnyvale jobs where a DIY install created a short that took out the receiver, the transformer, and the limit switch logic. The $180 keypad became a $680 control box replacement.
